Former Cole Brothers building to be transformed under new city centre plans

Plans to redevelop one of Sheffield’s most recognisable city centre buildings have been given the green light, marking a significant step in efforts to revive a site that has stood empty since 2021.

The former Cole Brothers building, located at Barker’s Pool, is set to be transformed into a mixed-use development as part of wider regeneration plans for the city centre. The project is being led by Urban Splash, a UK-based developer known for large-scale urban regeneration projects.

Under the proposed plans, the building will include a combination of retail spaces, food and drink venues, and modern office areas. A rooftop terrace and areas designed for social and cultural events are also expected to form part of the development, alongside improvements to public space and new entrances connecting the site to nearby streets such as Fargate and Cambridge Street.

Originally opened in 1963, the Cole Brothers building became a key part of Sheffield’s retail identity for decades. Its closure in 2021, following the departure of John Lewis, left a prominent gap in the city centre and raised concerns about declining footfall in the area.

The redevelopment is expected to play an important role in bringing activity back to the city centre, although reactions among residents remain mixed.

Sarah Wright, 26, from Kelham Island, said: “It’s good to see something finally happening with the building. It’s been empty for too long and makes the area feel neglected.”

Others expressed nostalgia for the former department store and uncertainty about the changes.

Harper Beaumont , 48, who works near Fargate, said: “I used to go to John Lewis all the time. It won’t feel the same, even if they turn it into something new.”

Some residents said the success of the project would depend on how the space is used.

Isla Chauhan, 32, a regular visitor to the city centre, said: “It could be really good if they bring in the right shops and make it more social. But if it’s mostly offices, I don’t think it will attract as many people.”
