An abandoned NHS site in Fulwood could be demolished for new ‘millionaire properties’ if planning gets the green light.
Expresso Property, supported by DLP Planning, has submitted a full planning application to Sheffield City Council for the Fulwood House site.
The site on Old Fulwood Road was previously used as offices by the NHS and is currently an eight-story tower block, two storey office blocks, service buildings and a car park. It also comprises Fulwood House, an Edwardian building considered to be of local interest by the council.
The proposed accommodation would comprise 15 houses, six apartments, and 67 apartments across five blocks of up to 9 storeys.
A planning statement submitted as part of the application said: “The proposal will deliver a high-quality residential development in a highly sustainable location, and it will make efficient and viable use of an available brownfield site, at a time when Sheffield City Council do not have a sufficient five – year housing land supply.”
But residents in Fulwood have not responded well to the proposals, with 144 objections and only two supporting.
The proposed development is unclear about the number of trees to be removed, but suggest that a significant number of trees classed as High Amenity value will be removed.
One Fulwood resident said: “How can it be that in the 21st century at a time of climate crisis, we are contemplating such an enormous loss of tree cover and wildlife habitat?”
The Sheffield Street Tree Partnership backed these concerns about the removal of trees, particularly mature trees, that form part of the urban forest of Sheffield and which “provide amenity and ecological value to their local setting.”
Another objector added: “I object to this type of ‘luxury’ development which will be priced out of the market for the majority of people and further the inequality. The housing will only be available to millionaires.”
A decision on the current proposal, with the reference 23/03687/FUL, is set to be made by March 4.
